Do I need planning permission?

Before starting your Garden Room we will check whether planning permission may be required.

Houses in England benefit from permitted development rights under the Town and Country Planning (General Permitted Development) (England) Order 2015 (GPDO)

Class E, part 1, Schedule 2 of the GPDO allows for the development of outbuildings without planning permission that are incidental to the enjoyment of the dwelling house. This means the garden room must serve a purpose related to the main home, such as a home office, gym, or family room. If the Garden Room is intended for commercial use, particularly one that involves clients visiting, planning permission will likely be required.

Under permitted development rights, outbuildings must:

  • Not cover more than 50% of the curtilage.
  • Be behind the principal front wall of the house.
  • Be single-storey only.
  • Have a maximum height of 4 metres with a dual-pitched roof, 3 metres for other roofs, and 2.5 metres if within 2 metres of a boundary.
  • Have eaves no higher than 2.5 metres.

Further restrictions apply to article 2(3) land including in National Landscapes (formerly Areas of Outstanding Natural Beauty) or Conservation Areas. Garden Rooms are not permitted development within the curtilage of a listed building.

Yes, absolutely. If you’d like internal walls to divide your garden room into separate areas, such as a workspace and storage room, just let us know during the design and quote stage. We’ll incorporate stud partition walls into your custom layout and ensure everything is built to suit your needs.

Yes, all of our garden rooms come with a full electrical package as standard. This includes 4 double sockets, 4 internal downlights, 4 external downlights, a slimline electric heater, and an RCD consumer unit for safety.

supply, we can arrange that too – just let us know, and we’ll provide a separate quote before your project begins

Garden rooms are designed as permanent structures, built to last and securely installed on site. Because of this, it’s not practical to relocate them once they’ve been constructed.

If you’re moving, the garden room is typically considered a fixed feature of
the property and can add value to your home.

How do we proceed with an order?

Once you’ve approved your quote and are happy with the proposed plans, we’ll send over a contract along with a payment schedule and confirmed start date.

Once everything is signed off, your build will be officially booked in.

Yes. If your project requires planning permission, we’ll work closely with you to provide all the necessary detailed drawings and documentation.

Our team will ensure everything meets the required standards to support your application smoothly.

Ideally, we’d have a clear path to the garden, which makes delivery and construction much smoother. That said, we’re experienced in working with tricky access routes and can usually find a solution with a bit of planning.

If access is limited, just let us know – we’ve tackled challenging sites before and we’re happy to work around it.

Our garden rooms are built to a standard height of 2.5 metres, which complies with permitted development regulations.

If you require a taller structure, we can build up to 3 metres in height – but this would require planning permission.

Yes. In fact, whether planning permission is required or not, we always provide detailed drawings of your garden room design before any work begins. These drawings help illustrate the layout, highlight any site-specific considerations, and show exactly how your finished building will look.

Planning permission is typically only needed for habitable spaces – such as garden annexes – but if you plan to run a business from your garden room, it may also be required.
